Fall in Insolvencies May Mask Future Debt Problems

Financial solutions company ThinkMoney.com anticipates a rise in the number of people experiencing debt problems in the coming months, despite a year-on-year fall in individual insolvencies.
A recent report from the Insolvency Service (www.insolvency.gov.uk) suggested that the number of people entering into IVAs in the second quarter of 2008 had fallen to 9,256, down from 10,561 a year previously – a drop of 12.4%.
At the same time, bankruptcies had fallen from 16,214 in the second quarter of 2007 to 15,297 in the second quarter of 2008 – a fall of 5.7%.
Given the onset of the credit crunch in recent months, the statistics may come as a surprise to many. But Melanie Taylor, Head of Corporate Relations at ThinkMoney.com, said that the falls in both IVAs and bankruptcies should not be taken as a sign of long-term recovery. “Most economists are predicting an economic downturn,” she says, “which certainly doesn’t raise hopes of the number of people in debt decreasing anytime soon.”
Other indicators, such as the Financial Services Authority’s report that repossessions rose 40% in the first quarter of 2008 compared with the same time last year, do indicate a sharp rise in the number of people facing financial difficulties.
Ms Taylor suggested that this could be an early sign of things to come. “As things stand, we would expect the number of people experiencing debt problems to increase fairly significantly, due to a combination of the credit crunch, rapidly growing costs of living and rising unemployment.
“These things take a while to ‘filter through’ to the wider economy. Typically, lower-income families will be hit first, since they have less money to spend – but that then hits the companies where they usually spend money, so their staff are affected too. Eventually, most people are affected financially in some way.
“This in turn could lead to increasing numbers of people who can no longer manage their debts – and it’s essential that these people get expert help as early as possible.”
But Ms Taylor was keen to emphasise that both IVAs and bankruptcy are valid ways of getting out of unmanageable debt. “An IVA can be a great help to people with over £15,000 of debt,” he said. “It allows a significant portion of their debts to be repaid in convenient monthly payments, usually for five years – after which the remaining debt is written off.”
He continued: “There is something of a stigma surrounding bankruptcy, but in the right circumstances it may be the best possible way of making a fresh start.
“People who go through bankruptcy are subject to some restrictions – for example, they are highly unlikely to be able to borrow any more money for a number of years, and they will most probably be forced to sell any valuable assets they own. But once the bankruptcy process is complete, they will be legally debt free, and able to get on with their lives.”

I grew up with a pool table right outside my bedroom door. My father loved to play and was really good at it. I remember we were never allowed to touch the thing for fear of a major chewing by dad. Anyone Can Sell

“I can’t sell”, I hear you say. Nonsense, everybody can sell. If you ever got hired, sold your car or sold yourself to another person (ie. got married or formed a relationship), you have demonstrated an ability to sell. We sell ideas to other people all the time, we just don’t see it as selling.
The role of a sales professional is to find out what the customer wants rather than whether the customer wants something at all. Once this is done, a sales professional should then help the customer fill that need to the customers’ satisfaction. The principle skills a successful sales person needs are:
* Putting your customers in a receptive state of mind, making them feel at ease and unpressured.
* Showing interest in their requests or needs.
* Using opinions as selling points (both yours and theirs).
* Supplying facts and helpful information.
* Meeting objections in a positive way and never becoming defensive or aggressive.
* Agreeing with customers.
* Suggesting additional merchandise or services.(Value adding)
* Building repeat business.
It’s important that you learn to apply these skills, although if you use courtesy, friendliness, honesty and you know what you’re talking about, you’re 90% there. Not difficult when you think about it.
I know of quite a few owners of small businesses who would never consider themselves sales people but have remarkable success at selling their products and services by just being themselves. Is this being a good sales person? Probably.
An old friend of mine, Rastass owns a tyre franchise in one of Perth’s trendier suburbs. He spent many years of his life working for the ADF. It never ceases to amaze me, and his business partner, how this “untrained” person can sell products by just being himself. He is a natural salesman.
On the days he looks after the business instead of his partner, the results are always up compared to when he’s not there. If you were to ask him if he thought he was a good salesman he would probably say no, but the sales figures speak for themselves.
He does it by being a friendly, genuine person that loves a joke and a talk with his customers. Most of his customers would never go elsewhere because they like him. I’m sure even if he put his prices up, he would still attract the same customers because they have a rapport with him. They feel good about shopping at his store; he makes sure they do. Everybody can sell, simply use your own personality and be friendly and courteous. Treat customers the way you would like to be treated.
Top sales people make a point of remembering regular customers’ names, ensuring each time they come to the store they receive a small discount or offering other little extras like helping them to the car with their parcels. As I mentioned before with my friend, he fosters friendships with his regular customers. This fosters loyalty to the business by the customer, quite often regardless of price, because they get preferential treatment. You’ve probably had the feeling yourself when you constantly use a particular business and each time you walk in the people don’t just ask for the order.
Generally, sales people feel awkward about asking the customer for the order. These sales people will never be really successful in sales. A lot of sales are lost simply because the sales person doesn’t put the onus back on the customer to make a decision, they simply leave the decision up in the air which allows the potential customer to quietly move out the door without having to commit themselves to a buying decision. How many times do you do this? I do it all the time and think to myself, “I’m glad nobody put me under pressure, I probably would have spent money”.

Why is it So Hard for Him to Shop For Groomsmen Gifts?

I think I’m going to share a story with you. It is not particularly interesting. But I’m going to share it anyways so that others might benefit from my mistake. I got engaged over a year ago. I thought he was a dream man. We get along wonderfully, he treats me very well, and my parents even like him. After I accepted his proposal is when things start going somewhat wrong. You see, when the wedding was being planned, as I noticed he does not have any friends. I asked him what kind of cheap groomsmen gift ideas he will be buying them. He gave me some quick answer but I do not believe. As I dove deeper into this topic I realized the reason that he does not been friends is because he is antisocial.
After I confronted him with it I asked him why is it so hard for you to shop for wedding gifts for wedding party. He kept telling me that he would take care of his monogrammed groomsmen gifts, ring bearer gifts, and all the other wedding party gifts himself. As I have my hands full with my bridesmaids, my maid of honor, and all of the other females my wedding. I decided to let the issue go and live take care of it. It turned out to be a huge mistake.
About 10 days before wedding I casually asked him how other cheap groomsmen gifts and cheap wedding party gifts coming along. To my utter dismay, he said he has not done anything about it. And that he was not going to. He thinks it is a woman’s job to handle everything that a man has to do. I was not raised that way. I talked to a few good friends about it was my mother, and we have since called off the wedding. So please, do not make the same wedding mistake as I did. Maybe a husband buys his group gives way ahead of time.

Spain Outdoor Pool Fencing Guide

The First Layer of Protection for a pool in Spain ( Seguridad para piscinas ): No one thing can make a pool safe at all times. Multiple layers of protection are necessary to address the specific risks present when the pool is in use and when it is not. For outdoor pools the first and most basic item of protection is an adequate and secure fence ( valla piscina ) that will both prevent access when the pool is closed and unattended and control access when the pool is open and being supervised. Requirements for pool fences ( vallas piscinas ) construction vary by locale; some local jurisdictions have stricter requirements than others so you should check with local agencies (city or county board of health, building department, etc.) for specific public pool requirements in your immediate area.
Height: Though some jurisdictions permit fences as low as four feet tall, prudency requires at least five, preferably six feet of protection. There are some jurisdictions that require fences eight and even 10 feet tall around outdoor pools.
Construction: Spacing between vertical elements should not exceed four inches both to prevent access and to meet fencing codes aimed at preventing head entrapment that do not allow openings between four and ten inches. The horizontal space between elements (and the size of chain link or lattice openings) has been reduced to 1.25” in many jurisdictions to prevent climbing . Fence materials should be durable, low maintenance, and reasonably priced.
Gates, Doors, and Locks: Gates should be limited in number (but enough to meet life safety codes). They should be self-closing with self-latching locks that are sufficiently high to prevent small children from opening them. All gates should be positioned such that they can be easily observed by lifeguards or other safety staff. They should be actively monitored or controlled by security hardware while the pool is open and locked while the pool is closed.
Doors into an adjacent building should have self-closing hardware; doors from an adjacent building should allow access only to deck areas that are easily monitored by the on-duty lifeguard; they should be locked when the pool is closed and unguarded. All other gates or doors (e.g., to pool chemical or other service areas) should be locked and closed except when being actively used.
Other Considerations: Accessibility: All pool areas should be protected from unauthorized access by children. However, they should be accessible to all authorized adult users, including those with disabilities. Because the height of an adult in a wheel chair is very similar to the height of a child, child-resistant latches should be used – i.e., latches that require strength or agility beyond that of small children.
Wading Pools: Wading pools should be separated by fencing that prevents small children from having easy access to a deeper pool. If the wading pool is within the perimeter of the taller pool-area fencing, the minimum recommended height for the wading pool fence is four feet (48 inches). Gates into the wading pool area must be self-closing and self-latching. In facilities having multiple types of pools or spas it is advisable to separate (or have the capability of separating) each pool.
Additional Security: Open pools should have the protection of well trained, vigilantly scanning lifeguards. Closed pools should have one or more of the following security measures:
• signs – Pool Closed or No Trespassing
• storage – any storage should be kept away from the fence so it cannot be used as a climbing aid
• motion-activated lighting
• security cameras – monitored or recording
• pool alarms or sonic monitoring – to activate private or public emergency response
• pool and/or spa covers – should be locked to make the pool completely inaccessible
• private security surveillance (i.e., guard service)
